Building Construction
During the construction phase of the project, Gardiner and Gardiner provides full construction management and related services as necessary to supervise, monitor and coordinate the work of all subcontractors and materialmen. We will provide full owner representation throughout the entire construction process to confirm that a quality project is delivered on time and within budget, and in accordance with the construction contract and approved plans and specifications. We will manage change orders, negotiate costs and handle the myriad of details required for successful project completion.
Listed below is a brief outline of the construction management services offered by Gardiner and Gardiner:
General Management and On-Site Staff
- Maintain professional, in-house Project Management and engineering committed to this project
- Maintain a full-time Field Supervisory staff at the job site
- Establish distinct lines of authority to ensure the organized delegation of duties
- Maintain liaison with Owner/general public/public utilities jurisdiction and authorities
- Obtain commitment from subcontractor’s senior management to provide high-caliber personnel and project loyalty
Safety Program
- Maintain full-time, in-house Safety Coordinator
- Develop a comprehensive safety program coordinated with Owner
- Monitor fire and safety regulations
- Ensure contractual compliance with the safety program
Testing and Inspection
We coordinate all third party testing as required by the technical sections of the specifications as well as building codes and inspecting authority and in keeping with the quality assurance standards for the project. We keep an accurate record of all tests and inspections conducted, their findings and test reports. In particular, we:
- Coordinate all testing
- Assemble accurate records of all tests
- Coordinate the schedule of jurisdictional inspections
- Coordinate the services of third party professionals
Quality Control
- Maintain a professional supervisory staff for regular inspections
- Review completed work for quality with each contractor
- Identify discrepancies with trades prior to punchlist
- Monitor all corrective work until completion
Budget/Schedule Review
- Ensure strict conformance
- Daily inspections of work in place
- Make necessary adjustments as required
- Avoid cost overruns and delays with proper planning
Cost and Production Information Summary
- Report activities of major trades
- Identify key decisions and action needed by participants
- Display of progress photos and next month calendar
- Provide summary of trade and general conditions cost reports
- Provide monitoring and reporting on cash flow throughout the construction period (Schedule of Values)
Regular Project Meetings
- Direct and minute meetings as required
- Provide action/follow-up for immediate results
- Discuss and rectify problems, procedures and progress
Shop Drawings and Material Samples
Gardiner and Gardiner reviews all shop drawings, materials, and other items submitted by the subcontractors and materialmen for compliance with the contract documents. Requests for approval from subcontractors, delivery schedules, material lists, shop drawings, samples, and the like, are commented upon and submitted to the architect for concurring approval. In particular, we:
- Review submissions for compliance with contract
- Review technical adequacy of shop drawings
- Coordinate and distribute information to other contractors
- Implement approvals process and deadlines
